Iulius Town Timișoara (formerly Iulius Mall)[2] is the name of the mixed-use development, edge city, and shopping mall located in Timișoara, Romania.[3] At the time of its completion it was the first shopping mall in Timișoara.[4]

Shopping center[]

In 2005, Iulius Mall Timișoara had a gross leasable area (GLA) of 31,000 m2 (330,000 sq ft), which was then expanded to 73,000 m2 (790,000 sq ft) in 2009, and over 120,000 m2 (1,300,000 sq ft) in 2019.[5] The mall has: 4,070 parking spaces, 450 stores, including a 11,500 sqm Auchan hypermarket, a twelve-screen Cinema City cinema, a food court, full-service restaurants, bars and cafés, a semi-olympic swimming pool & largest fitness club in Romania (over 3,400 sqm), a climbing wall & ice rink – during the winter season (from November to March), bowling & billiard hall, casino, Kids Land & Play Zone for children, banks, police offices (vehicle registration, driving licence examinations and passport service), and a post office.[6]

Iulius Town edge city[]

The Iulius Town complex includes in the first stage of development over 100,000 m2 (1,100,000 sq ft) of Class A office space in four buildings, three of which are operational, while the fourth office building, designed to be the tallest building in Romania (with a height of 155 m (509 ft)), is under construction (as of 2019).[7] In October 2020, UBC0 was shortened to only 15 floors (90 meters high), for a quicker opening in Q4 2021. The building could be extended to its original proposed height in the future.[8]
